One naming point before anything else, because it affects every check you might run. The correct Bengaluru name is Goyal & Co | Hariyana Group, and that is the only form this site uses. Variant company names for this developer do circulate — one of them even appears once on the developer's own site, in an awards table — but no such variant can be reconciled with any promoter entity in the Karnataka RERA registry. If a document you are shown names the counterparty in any other form, ask which registered firm that maps to before you go further.
Origin and corporate structure
Goyal & Co began in Ahmedabad in 1971 and remains a family-run business. Its own corporate profile divides the family directors' remits by function rather than by seniority, and four of those remits are legible from the profile: development in Ahmedabad, marketing and sales, construction and quality, and development and sales for the Bengaluru projects. That last one is the relevant one here — the Bengaluru business has a dedicated remit at director level rather than being run as an outpost of Ahmedabad, which is consistent with it being a joint venture. We publish no head-count for the board and no further remits, because the corporate profile did not confirm them and a family business's board is exactly the sort of thing that changes without a public filing. We publish no individual's name for this business — not a founder, not a chief executive, not a director. A name on a builder page is exactly the kind of detail that gets repeated for years after it stops being true.
The Bengaluru business is a joint venture, not a branch office. It pairs the Ahmedabad developer with the Hariyana Group, an Alang-based ship-recycling, steel, sponge-iron and power group whose listed vehicle is Hariyana Ship Breakers Ltd — BSE scrip code 526931, ISIN INE400G01011, incorporated 9 July 1981, registered office at Maker Chamber VI, Nariman Point, Mumbai. Each of those identifiers is checkable: the scrip code and ISIN resolve to the same company on the exchange feeds, and the incorporation date and the Alang yard both appear in the company profile carried on ICICI Direct's stock page for the scrip.
That listing is the most useful corroboration available for the joint venture, and it is worth explaining why. A builder's own page describing a partnership is marketing. A listed company's profile of its own partnership interests is a disclosure attached to a traded security. That profile enumerates the firms the company holds stakes in, and among them are Goyal Hariyana Realty (50%), Whitefield Projects (40%) and Orchid Lakeview Developers (33.33%) — alongside Hariyana Air Products (95%) and Swastik Developers (33.33%), which are not real-estate vehicles for this corridor and are listed here only so the set is complete rather than cherry-picked. All three percentages were re-checked against that profile before publication and each is stated at the precision the source gives it.
"Goyal Hariyana Realty" is not a marketing label — it is the exact promoter string that holds two of Goyal's Bengaluru registrations, which is what makes the join between the listed company and the Karnataka registry a hard one rather than an inference. Whitefield Projects is separately described as a Bengaluru construction partnership. The company's own description of its business lines names real estate development alongside ship recycling, steel and trading, with projects undertaken in Mumbai and Bangalore.
One qualification travels with all of this. The stake percentages and the firm names come from the listed company's side of the relationship, not from Goyal & Co's. They establish that a BSE-listed company holds partnership interests in firms whose names match Goyal's Bengaluru promoter entities. They do not establish the ownership of the Soukya Road land, they do not tell you who would be the counterparty on an agreement to sell for the indicated apartment project, and they are not a substitute for reading the promoter string on whatever registration eventually issues.
Two conclusions follow. First, the joint venture is real and documented outside the developer's own marketing. Second, the word repeated across every one of those interests is partnership, which is consistent with the Bengaluru vehicles being partnership firms rather than incorporated companies. That is the most likely reason no corporate identification number could be obtained for any of them, and it is why this site publishes none. A CIN invented to fill a table is worse than an empty cell.
How Goyal & Co registers projects in Karnataka — read this before checking any RERA number
This is the most consequential thing to know about this developer, and it will mislead anyone who checks the registry the obvious way.
No project name in the entire 9,880-row Karnataka RERA registry contains the token "Goyal." Registered names are bare: ORCHID SALISBURY, RIVIERA UNO, ALANOVILLE. The "Goyal" prefix used universally in advertising is a marketing convention layered on top of the registered name. Search K-RERA for "Goyal" and you get nothing, from which a reasonable person concludes this developer registers nothing. That conclusion is wrong.
Compounding it, Goyal runs a promoter-firm-per-project pattern. Each Bengaluru development is registered to a different entity:

The last row is the trap. Riviera Uno's promoter of record carries neither a Goyal nor a Hariyana token. The join itself is solid — the registration number Goyal's own marketing publishes for Riviera Uno resolves in the registry to NIRVANA DEVELOPERS — but what that firm is was not established. It may be a wholly-controlled special-purpose vehicle; it may equally be a landowner firm in a joint-development agreement. Both are ordinary and lawful, and neither is documented in anything we found. So the correct form of words is: registered to NIRVANA DEVELOPERS and marketed by Goyal & Co | Hariyana Group as Riviera Uno. Never "Goyal's RERA number is …".
The practical rule is one line: attribute developer-to-registration, never name-to-registration. Start from a project page the developer itself publishes, take the number printed on it, and look that number up. A brand-token search of the registry does not enumerate this developer's footprint and can attach a number to the wrong holder.

The developer's own residential listing runs to fifteen Bengaluru projects: Orchid South Park, Riviera Glade, Riviera UNO, Orchid Life, Orchid Salisbury, Orchid Bloomsberry, Orchid Platinum, Alanoville, Orchid Whitefield, Orchid Piccadilly, Orchid Greens, Orchid Enclave, Orchid Woods, Orchid Lakeview and Orchid Park. Four names on that list carry no registration in the table above — Orchid Enclave, Orchid Woods, Orchid Lakeview and Orchid Park. That is what you would expect of projects finished before Karnataka RERA began registering in 2017, but we did not confirm their completion dates and do not assert them.
On group-wide scale claims, be careful. The developer's own site states 250-plus completed projects, 25-plus current projects and 30,000-plus loyal customers, and marks 2026 as fifty-five years — which is arithmetically sound against a 1971 founding. Its LinkedIn page independently states "more than 250+ projects" and gives a company-size band of 201 to 500 employees. Those figures are published where we say they are, and they are quoted here as the developer's own claim, not as audited counts. Lower project totals for this group do circulate on third-party builder profiles; none of them could be traced to a source that names its own basis, so none is published here as a counterweight. The right way to read a completed-project count is that nobody audits one.
Two limits on all of them. They are group-wide, spanning three cities and five decades, so none is a Bengaluru number. And no independent body verifies them; a completed-project count is not a filing. Where the question is about this city, the eleven registrations and the fifteen listed projects are the figures that can actually be checked, one against the state registry and one against the developer's own listing page.
Geographically the Bengaluru book is spread rather than concentrated. Live registrations sit in the east (Whitefield and Soukya Road), the north (Yelahanka) and the far south (Electronic City). There is no single-corridor specialisation to claim for this developer, and any page that tells you Soukya Road is its home ground is overstating it.
Goyal & Co upcoming projects in Bengaluru: the three documented in full
Three current projects are documented well enough to state completely, each with its registration number and its promoter position.
Goyal Riviera Uno, Soukya Road — PRM/KA/RERA/1250/304/PR/060225/007489, registered 6 February 2025, promoter of record NIRVANA DEVELOPERS. In the Soukya Road belt, Hoskote taluk: 12.36 acres, 130 to 137 four-bedroom villas of 3,450 to 3,490 sqft, priced around Rs 4.2 to 4.3 crore, with possession indicated around January 2030. This is the only registered Goyal-marketed project on this road, and it is the anchor for everything else on this site.
Goyal Riviera Glade — PRM/KA/RERA/1251/472/PR/040326/008503. This one is worth stating precisely because it is routinely mistaken for a Soukya Road project. It is at Yelahanka and Bettahalasur, in North Bengaluru, about 35 km away: roughly 9 acres, 110 four-bedroom triplex row villas, Rs 6.06 to 6.89 crore, possession December 2030. Different corridor, different product, different price band, and a different taluk code.
Goyal Orchid South Park — PRM/KA/RERA/1251/308/PR/060526/008625. Huskur Road, Electronic City, in the far south: 4 acres, about 350 homes in two towers, two- and three-bedroom homes of 1,266 to 1,758 sqft, around Rs 1.32 to 1.44 crore, possession April 2031. That works out at about 88 homes per acre, and every page on this site uses the same three numbers for it. This is the developer's most recent registered apartment product, which makes it the single most useful precedent here: same builder, same asset class, same year. Its tower height is stated differently by the developer's own page and by the channel-partner copy around it, so no floor count for it is published on this site.
Goyal & Co on the Whitefield side, and where Soukya Road fits
The developer's eastern presence runs from Orchid Whitefield, registered in 2017 inside the Bengaluru East taluk code, out along the Hope Farm axis to the Soukya Road holding where Riviera Uno sits under the Hoskote taluk code 1250/304. The two codes are the mechanical way to tell those apart, and they matter more than the marketing address: 1250 is Bengaluru Rural and 1251 is Bengaluru Urban, so a project's code tells you which jurisdiction, which planning authority and which civic regime applies before you read a word of the brochure.
The indicated Goyal Soukya Road apartment project would sit at Thirumalashettyhalli, in the same 1250/304 taluk code as Riviera Uno, Birla Alokya, Provident Botanico and Sobha OneWorld.
Product philosophy and brand architecture
Goyal works through brand families rather than a single house style, and understanding the families prevents a specific and common error.
Orchid is the volume apartment brand and by far the largest, running from mid-segment stock to the premium end. Riviera is the villa and low-density brand. Alanoville is a standalone villa brand. The company's own stated specialities cover villa development, residential construction, apartments and plotted development, and the registry bears that out: the Bengaluru portfolio is genuinely split between high-rise apartments and large-format villas rather than being one or the other. That split is the reason an apartment project on a villa road is in character for this developer even though the road's demand is not.
The error to avoid: "Riviera" is not a location signal. The word is used in both Ahmedabad and Bengaluru — Riviera Palacio, Riviera Select and Riviera Majestica are Ahmedabad projects — it is used across villa and row-villa formats, and the group's engineering-procurement-construction arm is itself called Riviera Infra. A "Riviera" project is not thereby a Soukya Road project, as Riviera Glade in North Bengaluru demonstrates.
A brand collision that will cost you time
Both of Goyal's signature brand words are also registered in Devanahalli, under a promoter called GSG Realty. RIVIERA SKY, registered 14 July 2026, and the Orchid Nirvana 2.O, 2.O Annex and 3.0 series all sit under GSG Realty at K-RERA code 1250/303 — Devanahalli, North Bengaluru. Goyal's Soukya Road land registers under 1250/304 — Hoskote taluk. A reader searching "Riviera" or "Orchid Bangalore" hits both and has no way to tell them apart from the brand word.
Whether GSG Realty is unrelated to Goyal or is another promoter firm in the same pattern is not established, and the developer's own awards page cuts against the simple reading: it claims Orchid Nirvana 2.0 / 3.0 as its own project. So this is not cleanly "a different developer with a coincidental brand word", and it is not cleanly the same business either. Both possibilities leave the buyer in the same position, which is the point.
The disambiguator is the taluk code plus the promoter string, never the brand word alone. Publish the full registration number and the promoter of record, and the collision resolves itself.
Recognition and delivery record
Every award below was read off the developer's own legacy page at goyalco.com, which is where the list is published and the only place it was confirmed. The Ahmedabad side of the same page carries a further nine entries, including Gujarat Real Estate Awards in 2016, 2018 and 2019 and a run of Times Now Radiant Gujarat Awards. Those are a different city and a different market and are not evidence about Soukya Road.
Three of those rows carry a detail worth more than the award itself.
The 2025 CREDAI entry is filed under a different company name. The legacy page attributes it to "Goyal & Co. Construction Pvt Ltd", which is the variant company name flagged at the top of this profile — it appears on the developer's own site, in the awards table, and nowhere in the Karnataka RERA registry. That is not an accusation; large groups genuinely hold multiple entities. It is a reminder that the name on a certificate is not automatically the name on your agreement.
The 2024 entry names no awarding body. The line reads "Real Estate Developer of The Year, 2024" against the Bangalore business, with no institution attached to it. An award with no named issuer cannot be checked by anybody, and should be weighed accordingly.
The 2023 entry claims a project that the registry files under a different promoter. The award is stated for "Orchid Nirvana 2.0 / 3.0, Bangalore" — and in Karnataka RERA the Orchid Nirvana 2.O, 2.O Annex and 3.0 registrations sit under GSG Realty, at Devanahalli, under taluk code 1250/303. The developer's marketing and the state registry disagree about who holds that project, exactly as they do for Riviera Uno on this road, where the promoter of record is NIRVANA DEVELOPERS. We do not know whether GSG Realty is a partner firm, a landowner in a joint-development agreement, or an unrelated developer using the same brand word. What we do know is that the pattern repeats, and it is the strongest possible argument for the rule this page keeps returning to: attribute developer-to-registration, never name-to-registration.
CREDAI membership, which is a different thing from a CREDAI award, was not confirmed at chapter level and should not be asserted.
On the adverse side, four separate search passes — Karnataka RERA complaints, consumer-forum orders, insolvency and NCLT proceedings, and delay or construction-quality reporting — returned nothing specific to any Goyal Hariyana entity. That is an absence of evidence, not evidence of absence. Karnataka RERA complaint orders are poorly indexed by search engines and the complaints portal was never queried directly. We publish no credit rating for this developer, because none was found, and we do not describe the record as clean or use a builder grade, because neither is established and the grades commonly quoted in this market are not issued by anybody.
What can be said, and is genuinely positive, is a behavioural point drawn from the registry itself: this developer registers before it markets. Riviera Uno registered in February 2025, Riviera Glade in March 2026 and Orchid South Park in May 2026, each before its selling campaign. That is directly relevant to the Soukya Road project's current position.
What this record does and does not tell you about Goyal Soukya Road
What it supports. A real, long-established developer with a nine-year Karnataka registration history, a documented joint venture backed by a listed company's own disclosure, a registered apartment product from this year to benchmark sizes against, and a registered villa project on the very same road.
What it does not support — and this is a positive test rather than a failed search. goyalco.com's residential listing enumerates fifteen Bengaluru projects under status filters that include "Newly Launched" and "On Going", and no Soukya Road apartment project appears on it. Separately, the Karnataka RERA registry filtered on taluk code 1250/304 returns 224 registrations current to 28 July 2026, of which exactly one belongs to the Goyal family and it is the villa project. Two enumerations, and the project is in neither. Set against the behavioural point above — that this developer registers before it markets — the absence is consistent and informative rather than mysterious.
Three further names circulate in channel-partner copy about a Goyal township on this road: "Royale Ville", "Riviera Apartments" and "Orchid Soukya Road". None appears on the developer's own site, and a case-insensitive search of the full registry for each returns nothing anywhere in Karnataka. One of their microsite domains now serves an unrelated Kanakapura Road project and another is dead in DNS. The "36-acre integrated township" framing rests entirely on those pages, so this site treats it as a claim with a claimant, not as a fact.
What the record lets us bound. Three of this developer's own registrations show a gap between registration and stated completion of 4.9 years for Riviera Uno, 4.75 for Riviera Glade and 4.9 for Orchid South Park — tight enough, and consistent enough with the two non-Goyal corridor projects, to make the 2032 possession floor used across this site a derivation rather than a guess. And on scale, Orchid South Park at roughly 88 homes per acre is the densest thing this developer has built in Bengaluru, which is the benchmark that makes the 125-homes-per-acre reading of the circulating figures worth questioning rather than repeating.
What a buyer should verify about this developer
- Search the registry by the bare project name, never by "Goyal." ORCHID … or RIVIERA … The marketing prefix is not part of the registration, and searching for it returns nothing.
- Read the promoter of record on the certificate. It will be a project-specific firm, and for Riviera Uno it is NIRVANA DEVELOPERS with no Goyal token at all. That is not by itself a red flag, but it is a direct question for the sales team: what is the relationship, and who is the counterparty on your agreement to sell?
- Check the taluk code against the address you visited.
1250/304is Hoskote taluk in Bengaluru Rural;1250/303is Devanahalli, where a different developer uses both of these brand words. A code that does not match the site is worth a hard question. - Confirm the number is a project registration. A genuine project number carries
/PR/. An/AG/number is an agent registration and is never a project's proof of registration. - Ask which planning authority sanctioned the plan. This developer's Bengaluru sites span city-corporation territory, BDA-adjacent land and BMRDA local planning areas. For the Thirumalashettihalli and Samethanahalli parcels the body is the Hoskote Planning Authority, and the applicable norms, khata class and tax route all follow from that.
- Treat channel-partner microsites as unsourced. If a project is not on goyalco.com's own residential listing and not in Karnataka RERA, it is not confirmed to exist — whatever the domain name says.
- Query the Karnataka RERA complaints portal directly for each "Goyal Hariyana" promoter entity and for NIRVANA DEVELOPERS. Our search passes found nothing, but they were search passes, not a portal query.
Everything on this page about the developer, its structure, its registrations and its brands is verified against the developer's own site, the Karnataka RERA registry or a listed company's disclosures, and is stated plainly. Riviera Uno on Soukya Road is registered as PRM/KA/RERA/1250/304/PR/060225/007489, dated 6 February 2025, for 12.36 acres of four-bedroom villas. Its promoter of record in the registry is NIRVANA DEVELOPERS — a string that contains neither "Goyal" nor "Hariyana" — even though the project is marketed as a Goyal & Co development. That is not an anomaly on this one project: no project name anywhere in the 9,880-row Karnataka registry contains the token "Goyal" at all, because the brand prefix is a marketing convention and the registered names are bare. The practical consequence is that this number covers Riviera Uno's villas and nothing else, and that searching the registry by the word "Goyal" will not enumerate the developer's footprint. Search by project name and by promoter instead.
Are Goyal Royale Ville, Riviera Apartments and Orchid Soukya Road real, registered projects?
Not on any evidence we could obtain. All three appear in channel-partner copy describing a roughly 36-acre Soukya Road township, and none of the three is on the developer's own portfolio page or anywhere in the Karnataka registry — a case-insensitive search for "royale ville", "riviera apartment" and "orchid soukya" returns zero rows. The source quality behind them is also poor: one of the Royale Ville channel-partner domains now serves content for an unrelated Kanakapura Road project, and another no longer resolves in DNS at all. The "Riviera Apartments" page that comes closest to describing an apartment project states 13 acres and 800 homes, carries no registration number, and self-declares that it is "not an official website". Treat the township as a channel-partner claim, because that is all it has ever been.

That is the claim in circulation, and it is not corroborated by any source we could reach. goyalco.com's own residential listing enumerates 15 Bengaluru projects under filters that include "Newly Launched" and "On Going", and none of them is a Soukya Road apartment project. Separately, filtering the Karnataka RERA project registry on taluk code 1250/304 — the Hoskote code — returns 224 registrations current to 28 July 2026, and only one of them belongs to the Goyal family. That one is Riviera Uno, and it is villas. Those are two positive listing tests against authoritative lists, not a failed keyword search, so the honest position is that the apartment project is unannounced and unregistered rather than merely under-reported.
Is Soukya Road in Bengaluru Urban or Bengaluru Rural, and who approves projects here?
Both, along its length — which is why the question keeps producing contradictory answers. Thirumalashettihalli and Samethanahalli are in Hoskote taluk, Bengaluru Rural, under the Hoskote Planning Authority, one of the twelve Local Planning Authorities listed on BMRDA's own page, with its office on Mission Hospital Road, Hoskote 562114. The Kadugodi and Hope Farm end of the same road sits in Bengaluru Urban under Bengaluru East City Corporation. So the sanctioning authority, the water utility and the khata regime all change within about five kilometres of one road. Neither BDA nor BBMP sanctions anything on these parcels, and any page describing this project under a BDA or BBMP frame has the jurisdiction wrong.
